How well I remember the very first flat I had – rented from a family who were not terribly clever at looking after their buildings.  I had all kinds of problems with the place, leaking toilet, bath that rocked worryingly when I tried getting in or out.   There was an electric shower over the bath but it felt very unstable to use.  In the kitchenette I had room for a mini fridge and the smallest kitchen sink and work top known to man.  although the decor and furnishings were grubby and tatty, it did serve me very well for five years and I have since been able to buy my own properties.   If I was ever in the position of having to rent out rooms or the whole flat, I would definitely go back to that flat in my mind for inspiration and guidance on how NOT to proceed.
